What exactly does Property Check PH do during an inspection?
We deploy a strict 2-person team to inspect your unit for functional and cosmetic defects. We don’t just look around; we follow a comprehensive checklist that covers every area of your property. We document with photos and videos and within 24 hours after the site inspection, you get an independent, unbiased report.
Are you property managers or real estate brokers?
Neither. We are independent property inspectors. We do not sell real estate nor manage tenants.
Because we do not sell real estate, manage tenants, or do repairs, your inspection reports are 100% unbiased. You have no conflict of interest—your only job is to protect the owner’s investment.
Can't my real estate agent or relative just do this for me? / I usually just ask my family members to check the unit. Why do I need a professional service?
Your selling agent’s main priority is selling and leasing your property. Usually, they don’t allot time to spend hours to check on your unit.
Family members do favors out of love, but they usually lack the thoroughness and consistency of a professional team. What we provide is a structured and documented system, so you have clear visibility and consistency, not just occasional checking.
I am currently based abroad. How do we handle the keys to the property?
You don’t need to fly back or worry. After you coordinate with your building administration or your designated key holder for the key handover to us, we follow a strict key handling protocol. We securely log, handle, and return keys immediately post-inspection.
What will I receive after the inspection is done?
You won’t get a few blurry chat photos. Immediately after our inspection, you’ll be notified of task completion and key return. Within 24 hours of our inspection, you will receive an email of our detailed report with recommendations and access to high-resolution photos and videos.
How long does a standard property check take?
We don’t rush. A thorough check on a standard condo unit ranges between 60 to 90 minutes. For houses, it could range between 90 to 120 minutes.
What happens if your team finds a major defect in my unit?
We document it immediately with clear photographic evidence and specify it in your report. You can use our professional report as leverage to hold your developer accountable to fix the issue or to coordinate repairs with other service providers.
How much is your service?
We offer straightforward, fixed rates based on your property type and floor area:
Condominiums: ₱5,700 fixed rate (for units up to 75 sqm).
Houses / Townhouses: ₱8,200 fixed rate (for structures up to 150 sqm).
For larger properties, premium bi-level layouts, or multi-unit family compounds, send us a quick message with your total floor area and we will give you a custom quote immediately.
Other than inspection, do you also handle repairs, cleaning and pest control?
No, we do not. We focus on inspection, documentation and reporting. For our clients who avail our core service, we could provide coordination with other service providers for a minimal fee.
